The mortgage application process will vary depending on which institution you choose. However, the general mortgage application process involves:

The price of your new property isn’t the only cost to consider. There are many financial costs associated with buying a home including:

The minimum house deposit required is 5% of the purchase price. However, if your deposit is less than 20% of the purchase price you may be required to pay Lenders Mortgage Insurance. 

A cooling-off period is the period directly following the exchange of contracts which allows the buyer to cancel the contract if they change their mind. The seller may not sell the property to another buyer during this period.

In New South Wales you have a 5 business day cooling-off period after purchasing a residential property during which you can exit the contract with written notice. You will need to pay the vendor 0.25% of the purchase price if you choose to cancel the contract.

The cooling-off period can be waived using a 6WW certificate or extended with a written agreement from the vendor.
