We originally listed this investment property for sale in February 2020.
The recommended selling price was $390,000 to $410,000. The property was advertised at $415,000. Unfortunately, we were unable to get a buyer.
Just recently our landlords decided to put it on the market again. This time it was listed at $660,000.
On this occasion we were successful in securing a buyer for $640,000 in 30 days.
This property had a strong rental history with excellent tenants causing minimal wear and tear maintenance.
The moral of this story once again proves that you don’t have to be a “Local” Agent to sell outside your area. The key is to thoroughly research comparable sales.
